ITOCHU Announces Completion of "Front Place Akihabara"First Joint Office Building Development by ITOCHU, ITOCHU Property Development, and Mitsubishi Estate

(headquartered in Minato-ku, Tokyo; Haruo Terasaka, President & CEO; hereinafter “ITOCHU Property Development), and Mitsubishi Estate Co., Ltd. (headquartered in Chiyoda-ku, Tokyo; Hirotaka Sugiyama, President & CEO; hereinafter “Mitsubishi Estate)” announce that “Front Place Akihabara,” developed at 1 Soto-Kanda, Chiyoda-ku, Tokyo, was completed today 10th on March 2015.

The property is the first joint office building development by ITOCHU, ITOCHU Property Development, and Mitsubishi Estate in a highly convenient location for rail transport, with easy access to 7 stations and 10 train lines. Nearby stations include not only Akihabara Station on the JR Yamanote Line, Keihin Tohoku Line, and Sobu Line, but also Suehirocho Station on the Tokyo Metro Ginza Line, Shin-Ochanomizu Station on the Tokyo Metro Chiyoda Line, and Awaji-cho Station on the Tokyo Metro Marunouchi Line.
The exterior of the building is designed to stand out in the surrounding streetscape, employing the theme of orderly and dynamic vertical lines. The interior echoes the vertical theme, with base notes that harmonize with the exterior while at the same time giving an impression of softness and delicacy. At the same time, it seeks to harmonize with the surrounding buildings by incorporating into the monotone design the “verdigris/bluish-green” tone, which is the building’s representative color connected with landmarks in the area such as Kanda Myojin Shrine and Nicolai-do (Holy Resurrection Cathedral).
The layout specification is highly efficient: A pilaster seismic control structure has been used, with highly flexible standard floors that are not constricted by the pilasters, offering an approximate lease area of 750 m2 (approximately 230 tsubo) and ensuring a ceiling height of 2.8m. Further, the specification has taken into account environmental considerations and it is planned to obtain CASBEE Rank A (Comprehensive Assessment System for Built Environment Efficiency). In terms of the environmental specification, LED lighting has been employed not only for areas reserved for private use but also for communal areas, and automatic illumination adjustment systems and Low-E (low emission) double glazing has been used, creating an office building that can play a part in conserving energy.
Moreover, in keeping with the BCP (business continuity plan for emergency situations), 2 circuit power receiving is employed in case of power outages, as well more than 48 hours of continuous power supply from the building’s shared emergency generators to communal areas in the case of a disaster. In addition, emergency power generating spaces for tenants are set aside, ensuring that tenants will be able to carry on their business in an emergency situation.

Going forward, ITOCHU, ITOCHU Property Development, and Mitsubishi Estate will utilize their productive track record in development to continue to develop superior office buildings in key business districts in Tokyo.
