ITOCHU Announces Development of Logistics Facility in Chitose City, Hokkaido

ITOCHU Corporation (headquartered in Minato-ku, Tokyo; Keita Ishii, President & COO; hereinafter "ITOCHU") announced today that it has acquired land for the development of a logistics facility in Chitose City, Hokkaido in collaboration with ITOCHU Property Development, Ltd. (headquartered in Minato-ku, Tokyo; Norio Matsu, President). Moving forward, the logistics facility will be developed under the tentative name i Missions Park Chitose.

It will be the first rental logistics facility developed by ITOCHU in Hokkaido. As demand for logistics centers is expected to grow in Chitose City mainly due to the establishment of semiconductor plants, ITOCHU has decided to expand into Hokkaido.

The site of the planned facility is strategically located approximately 4 km from Chitose Bibi World, an industrial estate in Chitose City that will be the site for planned industry-government-university collaborative research and development center and semiconductor plants. Around 5 km away from the Do-O (or Hokkaido) Expressway Chitose Interchange, the site is conveniently linked to the expressway network, giving it advantages in terms of wide-area distribution operations.

The property may be divided into lots of around 1,000 to 2,000 tsubo (approx. 3,000m2 to 7,000 m2). This means that it can flexibly accommodate wide-ranging needs in semiconductor-related and other businesses. A security system and emergency power generators will be installed in the facility to ensure that it continues to operate even in a disaster. Construction begins in the spring of 2026 and is scheduled to be completed in the spring of 2027, while the development project is pushed forward and tenants are being recruited.

Leveraging the expertise it has cultivated, ITOCHU will provide optimal logistics facilities for corporate tenants in Hokkaido. In accordance with its "The Brand-new Deal – Profit opportunities are shifting downstream –" management policy, ITOCHU will capture the increasingly diverse needs of consumers across the country and expand its business in the industrial real estate sector, which includes logistics real estate, factories and data centers.
